I am moving into my new build home. I did 100% closed cell foam R7.3 per inch throughout basement (2″), 1st, 2nd (4″) and unvented attic (6″)
Climate zone 4
Outside 3/4 plywood with blueskin vp100
3/4″ tuff R (foil faced) – R5 exterior continuous insulation on top + Hardie board. The seams are taped
I have an ERV in attic that circulates in an open foyer
My understanding now is this is a double vapor barrier with major concerns on moisture getting trapped at the sheathing (Vapor diaper)
im getting mixed opinions on severity and timeline for correction or no correction and wait. My question is, do i have to strip the house IMMEDIATLY back down to blueskin and put a vapor open exterior insulation or can I move in and do this in a couple of years? 1 year? 3 years? or just wait for signs of an issue and be ready to strip down in future?
Currently interior humidity levels in a very humid summer is good under 50% with building acclimating. Currently Running a cheap amazon dehumidifier
Please help and any additional thoughts are welcome. Thank you
