Hi All
We’re in framing stage. As air barrier, I have Zip 1/2″ on the attic floor. This goes underneath the knee wall bottom plates. The roof is not fully framed and we’re not dried in. There was some back and forth regarding how we do Zip due to risk of rain. Options were do the perimeter, frame the roof, dry in, and then apply the inner Zip. Eventually, it was decided to just apply Zip, tape it, and then frame the roof, which will make it easier to the framers. I gave specific instructions not to let any water pool if it rains.
It rained some last night. I checked today, and there are a few areas of water pools on the attic floor. I went all over the second floor and saw around 7 areas where water was dripping from the Zip in attic to the floor of second floor. I recorded and measured these areas from the walls, so that when we are dried in, I can go to the attic and patch these areas up with Liquid flash or a peel and stick over Zip tape.
Question now is that it is expected to rain heavily tomorrow. How should I protect the Zip? It’s a 3000sq feet attic.
1. Ask framers to rip 5-6 whole Zip boards so that water can just fall down on the advantech on second floor? And close these spots when dried in? This will concentrate all water to some areas of advantech, but I guess it will dry in.
2. Cut smaller 12″ x 12″ areas, maybe 15 of those all around the attic, and then patch these with Zip + tape/liquid later?
What would you do?
Attaching three pictures for clarity.
Thanks!
